I am a graduate of The Pennsylvania State University. We have season football tickets and continue to return to State College to root for the Nittany Lions! Go State! My husband, Tom Krivda and I have been homeowners in Bucks County for 20+ years. Our children go to public school in the Pennsbury School District. So we are very familiar with all that this wonderful community has to offer to familes and children. I have many hobbies. I love to cook, baking is my favorite. Please let me know if you'd like to exchange some recipes. I am also an avid tennis player. I also support several charitable organizations. It is my belief that you have to give back to the community and those less fortunate than ourselves. My Core Values are to Always... * Make my client's #1 goal my #1 goal. * Live by the "Get by Giving" philosophy. * Live up to the highest standards. * Do what I say I'll do, sometimes more, just never less. I feel lucky to have a career where I help people find their dream home! Thanks for visiting my website.

Closing or Settlement >Closing Tips
The conclusion of a real estate transaction is an exciting time for everyone involved. The closing table is the ideal place to sign papers, trade keys, and drink a toast to the new homeowners. Sometimes that setting is filled with tension and pressure as each side tries to work out important details of the transaction at the last minute.
How can you help make your closing a relaxed and happy one? First, try to get the details worked out ahead of time. There may be a few unresolved issues, such as repairs that were not completed, a disappearing dining room chandelier or a pre- or post-closing occupancy agreement. The atmosphere should remain positive in order that minor upsets will not threaten the entire transaction. If you anticipate a problem, no matter how minor it may seem, be sure to communicate the situation to your real estate agent in advance, so that it can be addressed before it has a chance to escalate.
